Extensive Real Estate Education. In the absence of an actual real estate degree being available at the time Gary obtained his Broker's License, he actually attended college classes ( ).
Began working in land acquisition and entitlement of land in Grapevine, Texas in 1990, negotiating with City/Municipality and the US Army Corps of Engineers as a principal/owner.
This experience was followed up by working for over five years as the Director of Real Estate Development with an engineer firm working closely with engineers and surveyors, then, serving as the liaison to Municipalities and governing authorities promoting and demonstrating the value of developments, communicating the technical aspects of the development challenges to municipal staff and officials and gaining support from elected officials. This position contributed to the land acquisition, land entitlement, FEMA map revision, negotiations with TxDOT, Municipalities, R.O.W. and Easement procurement and abandonment, procurement of development partners, property tax reductions, and Building Code compliance resulting in over 2,000 residential lots being delivered to builders throughout the D/FW MetroPlex to date.
Formed Landhold Advisors, Inc Real Estate Brokerage in August 2001. Initially, the firm served in acquisition, entitlement, development, disposition and property management of Commercial and Industrial projects. Our projects expanded in categories to include many multi-family, office, sports complexes, amusement, auto dealerships, hotel and other types zoning.
Shortly, we incorporated a residential division serving in Property Management, Property Preservation & Repairs, Capital Improvement Repairs, and Investor Portfolio Management securing excellent investments (equity and C.A.P. rates) and managing the portfolio for them. In light of the cumulative experience within this company, we deliver excellent residential listing and buyer's representation service, with every bit of enthusiasm as a large scale commercial project, and with the agents to personalize the best professional and fiduciary representation in the market place.
With the advanced level of practice within our firm, we offer technical real estate representation at negotiated fees and hourly rates for matters of BPOs (Broker Price Opinions), Expert Witness, Development Management, Zoning Cases, Tax Appraisal Dispute, Feasibility Study and management, Investment Advise and Investment Partnerships, Land hold Advise and other real estate matters.
In recent years, Gary Schragin served as a real estate Asset Manager of a four state division over $30 Million in assets generating over $9 Million Annual revenue on leased land.
